YES! Use the springwater- your tap water sounds lethal. It would take too much chemical altering to make your tapwater work.
Don't use distilled- you're right, no minerals.
I would err on the side of caution and condition that springwater. Even if it doesn't need it, it won't hurt anything if you do.
